Opening up to open–plan.
A lot of Lakeside family homes were built with the kitchen walled off from the living and dining area — a layout that suited 2005 but feels closed and dark today. The single most popular Lakeside renovation is removing that dividing wall and reconfiguring the kitchen around an island that ties the cooking, dining and living zones together. Where the wall is load–bearing we arrange the engineer’s computation and Cardinia Shire building permit so it comes out safely.
Reconfiguration changes the plumbing.
Open–plan layouts usually move the sink, dishwasher or cooktop, which means new plumbing and electrical runs certified to AS/NZS 3500 and AS/NZS 3000. We plan these at design stage so the rough–in happens once and correctly — the most common cost blow–out on a reconfiguration is plumbing that was not properly scoped.
